For prospective buyers:

Important information & notices

Please review the Important Information and Privacy Notice on this page before contacting the property / website owner.

The image is symbolic showing that the page contains important information for any prospective buyer of the property.

Important information

This website has been prepared by the private seller to provide general marketing information about the property. It is not an estate agent’s listing, survey, valuation, legal report or formal contract documentation.

The information, photographs, floorplans, room descriptions, measurements, distances, journey times and other details are provided in good faith and are intended as a general guide only. Measurements, areas and plans are approximate. Prospective buyers should not rely on them as exact and should verify all matters that are important to them by inspection, survey, searches and enquiries through their own solicitor or conveyancer.

Photographs are intended to show the property’s general appearance at the time they were taken. Wide-angle photography may be used. Images should not be treated as confirmation of the precise size, condition, boundaries, contents, fixtures, fittings, services, outlook or surroundings of the property. Unless expressly agreed in writing during the conveyancing process, furniture, appliances, fittings, garden items and decorative objects shown in photographs are not included in the sale.

Any information about tenure, council tax, EPC rating, services, utilities, parking, boundaries, rights of way, easements, covenants, planning matters, building works, alterations, guarantees, consents and other legal or technical matters is provided as a guide only and must be checked by the buyer’s solicitor or conveyancer before exchange of contracts.

Any reference to local facilities, schools, transport links, journey times, broadband, mobile coverage or similar local information is approximate and should be independently checked by prospective buyers.

The property is offered subject to contract. No statement on this website, no viewing, no enquiry and no offer will create a binding agreement for sale. A binding agreement will arise only if and when formal written contracts are exchanged through the conveyancing process.

The seller may amend, correct, update or withdraw information on this website at any time. The property may be withdrawn from sale, become unavailable or be subject to a change in price or terms without notice.

Prospective buyers are strongly advised to take independent legal advice, arrange any survey or specialist inspection they consider necessary, and satisfy themselves as to the property’s condition, title, value and suitability before proceeding.

Personal information submitted through the contact form will be used only to respond to property enquiries, arrange viewings, provide requested information and manage the potential sale process. It will not be used for unrelated marketing. See the Privacy Notice below.
